Home inspection can sometimes reveal flaws in a house. Getting quotes from contractors to repair these flaws can sometimes be frustrating. Prices can vary significantly as can the suggested repair materials, means and methods. "It is always important to understand exactly what is included in the price so that the quotes can be properly compared", says Colin Smyth, Business Leader, AmeriSpec of Canada.

When preparing for a quote, make sure to do the following:

  • Be sure to ask around for references to avoid having a bad experience: contact the local Better Business Bureau and local trade organizations. They will have a record of any complaints filed against a contractor.
  • Ensure the contractor is qualified and experienced: in some provinces, contractors are required to be licensed to carry out certain types of work; check with local or provincial trade authorities for their requirements and ask to see a copy of the contractor's license.
  • Get everything in writing: including the means and methods to complete the work, type of equipment or repair, and/or materials being used and life expectancy of the repair or equipment.
  • Ensure the contractor is registered with the provincial Worker's Compensation Board or similar organization: if an injury or damage occurs during the completion of work activities on a homeowners' property, the homeowner could be held liable and often, homeowner's insurance does not cover this type of accident.
  • Inquire about a guarantee or warranty associated with new equipment, workmanship and some types of materials: however, be sure that the installation of will be completed in accordance with the manufacturer's instructions or it will void if it is not installed correctly or if they are not qualified or trained to complete the installation.

When having your home inspected, be sure to ask your inspector for a list of typical repairs/replacements common to most homes. Keep in mind these estimates are for approximate budgeting/information purposes.
