Purchasing a home is an exciting process. But it can also be overwhelming. There is so much to consider when choosing a house to buy, like which realtor is best for you and what neighborhood you want to live in. The process of buying a house is definitely time-consuming, but it doesn't need to be stressful. Break it down into the steps below and you'll feel much better-prepared to buy a house.

STEP 2:

Find a realtor. You may want to approach this process on your own, but a realtor will help you to buy a house much more easily. They take care of the paperwork and make sure that you've done everything necessary. It's worth the extra expense to know that your house purchase will run smoothly.

STEP 3:

Decide on an area. When you buy a house, its location should make sense for you. Choose an area of town, a development or a neighborhood that you're interested in. This will narrow your house search greatly.

STEP 4:

See what is available. Discuss with your realtor what your preferences are for the house you want to buy. How many bedrooms do you need? Is a big kitchen important? And do you want a big yard? All of these factors go into the houses your realtor will choose to show you. So make sure that he or she has a firm understanding of your preferences. Within a few days, your realtor should have a list compiled of homes that meet your needs. View these homes with your realtor, making notes about each as you go. This will help you make your choice later on.

STEP 5:

Decide on a house to buy. Once you're comfortable that you've seen enough homes, you need to decide on one. This is not a decision to be taken lightly. Go over your notes, decide if the mortgage payments will work for you, and then go and see the house a second time. You don't buy a car the first day you drive it, and you shouldn't buy a house after seeing it only once either. You'll know as soon as you walk into the house a second time if the house is right for you.

STEP 6:

Make an offer. When you have found a house to buy, discuss a reasonable offer with your realtor. You'll want to make it conditional on a home inspection. This will point out any major repairs that may affect your offer. As well, if you want any appliances or other items to stay with the home, those need to be outlined in the offer. Your realtor will present the offer to the homeowners and a counteroffer will likely come back to you. This process will continue until you both agree on an acceptable purchase price and terms. Be sure to follow through on your home inspection, as this is sometimes the deal breaker. This will cost you a few hundred dollars but it could potentially save you thousands if you catch repairs before you buy a house. When you are satisfied with the home inspection and the final purchase price, all you'll need to do is sign the offer and the house is yours.
