As a builder and part owner of a house plan company, I naturally love when people invest their money in buying a home plan from www.theplancollection.com to build a new home. However, I also realize that many of you are just looking at our home plans, in order to get good ideas for remodeling your current home. I know there are many of you who are doing this, because we have over 5,000 unique visitors come to our site on a daily basis. Most of you don't buy a house plan, but that's okay because there are many who do. For those who don't, I hope you are finding some good ideas on our free collection of great house plans.

Speaking of free ideas and advice, I ran across an article on www.nahb.org that talks about building and remodeling. Here is part of the article:
While there are many reasons that people choose to remodel, the bottom line is that remodeling makes your home a more enjoyable place to live. The intangible value of this pleasure needs to be considered, along with any resale value you hope to gain. But there is no doubt that, as far as improving the sale of your home, all remodeling projects are not created equal. The general rule of thumb is that any remodeling project that brings your home up to the level of your neighbors' is a worthy investment. But it doesn't pay to be the most expensive house on the block - real estate experts recommend that a remodeling investment should not raise the value of your house to more than 10-15% above the median sales price in your neighborhood.

Remember that potential buyers will compare your home to ones newly built. Therefore, you'll want to look at the design trends and amenities being built into new homes. Great rooms (open kitchen/family room arrangements), master bed and bath suites, and higher ceilings are a few of the features sought by today's home buyers.
I read their free-advice, because I am in the middle of remodeling my own home. What a mess it creates. I can promise you it is much easier to build a new home than to do extensive remodeling. I am so stressed about everything working out, because remodeling is like trying to fit a square peg into a round hole. I know I am stressed because when I really stress, I get cold sores. I now have a bunch of cold sores. Remodeling requires that you bang your head against the square peg as hard as you can and for as long as you can take it. The costs of remodeling are difficult to figure. Needless to say my total bill is going to be much higher than I estimated. Now I know why remodelers charge so much, because remodeling is a royal pain. But, if your wife or husband would never consider moving, then you better keep looking for ideas to remodel. Who knows, you may run across a house plan that is so great that he or she will want to build it and you can avoid all the headaches and cold sores.

Happy home plan hunting
